The project was approved with a total scale of 466 hectares, and the total investment capital for the project is VND 2,206.5 billion.

Tien Hai Industrial Park is located in Tien Hai District, Thai Binh Province, and covers land within the administrative boundaries of four communes: Dong Co, Dong Lam, Tay Giang, and Tay Son. • Water Supply Planning:

  • Water Source: Initially from Long Hau River, long-term plans to use Tra Ly River.

  • Water Treatment Plant: Capacity of 10,000m³/day.

  • The water supply system is a closed-loop network, integrating fire hydrants.

• Stormwater Drainage Planning:

  • Stormwater is collected via brick-lined drains beneath sidewalks, flowing into Long Hau River.

• Electricity Supply Planning:

  • Power supply from the 110KV substation near Long Hau Bridge.

  • 35KV power lines for both the East and West sides, using underground cables and overhead lines.

• Wastewater Treatment Planning:

  • Wastewater is treated at each factory to meet TCVN 5945-1995 standards before being sent to the centralized treatment plant.

  • Wastewater drainage flows towards the treatment plant located to the east of Long Hau River.

  • Solid waste is sorted and transported to a landfill site west of Long Hau River.

V.Land Lease Costs and Investment Policies at Tien Hai Industrial Park – Thai Binh, Vietnam

Land Lease Costs with Full Infrastructure:

• Lease Price for Infrastructure: 85 USD/m² until 2062. The lease cost does not include VAT and may vary depending on the location and size of the land plot.

• Infrastructure Management and Maintenance Fee: 0.5 USD/m²/year (excluding VAT).

• Annual Land Lease: As per the decision by the Thai Binh Provincial People’s Committee.

• Clean Water Supply Fee: Based on the rates set by the water service provider.

• Electricity Fee: As per the electricity tariff of EVN (ranging from 1,007 VND – 2,871 VND/KWh).

• Wastewater Treatment Fee: Based on wastewater input quality. The fee is approximately 0.4 USD/m³ (~9,600 VND/m³).
